Use the checklist below before your on-site visit. Everything here helps our crew diagnose the real problem — soil, grade, drainage, sun, and irrigation — instead of guessing, so your written estimate reflects your actual property.

Property basics to have ready

  • Property address and, if known, where your property lines fall
  • Your HOA name and any architectural/fence rules or ARC forms
  • Known utility, easement, or drainage-easement locations
  • Recent survey or plat, if you have one

Photograph and measure before we arrive

  • Wide shots of the front and back yard from a few angles
  • Close-ups of problem spots: brown/thin turf, bare soil, cracks
  • Anywhere water stands, pools, or erodes after rain
  • Shady areas and the path of the sun during the day
  • Slopes, grade changes, and any existing retaining walls
  • Existing beds, trees, and the space you want to change (with rough dimensions)

Irrigation and water

  • Where your sprinkler controller and backflow assembly are located
  • Your designated Round Rock watering day (odd/even address)
  • Any recent, unexplained spike in your water bill
  • Zones that don't work, mist, or leave dry/wet spots
  • Whether your last backflow test was filed with the city

Your goals and priorities

  • Your top three concerns, in order

  • What's included, what's excluded, and how are changes approved?
  • Do I need a watering variance, permit, or HOA approval — and who handles it?
  • What's the warranty, and what does the maintenance handoff look like?
